Website Terms of Use

The website located at stageconcierge.com (the "Site") is a copyrighted work belonging to StageConcierge ("Company", "we", "us", "our"). By accessing or using the Site, you accept these Terms. You may not use the Site if you are under 18.

1. Access to the Site

Subject to these Terms, we grant you a non-transferable, non-exclusive, revocable licence to access and use the Site for your own business purposes. You may not copy, modify, distribute, reverse engineer, or resell any part of the Site.

2. Your Photos

You retain ownership of the photos you send us. By submitting photos you confirm you have the right to use them and you grant us a licence to process, edit, and stage them in order to deliver your order, and to store them securely for your account records.

3. Staged Images and Usage Rights

On delivery, you receive full usage rights to the staged images for the listing, your website, social channels, and your marketing. We may display anonymised before and after examples in our portfolio unless you ask us in writing not to.

4. MLS Disclosure

Virtually staged photos must be disclosed in listings. We include compliant disclosure labels with every delivery, but you remain responsible for meeting the disclosure rules of your MLS, brokerage, and local regulator.

5. Orders, Fees, and Turnaround

Single listings are $349. The Concierge Retainer is $1,250 per month for up to five listings. A single listing covers every photo you send for that listing, with no per-photo limit. Turnaround is two business days from the point we have all required photos and any clarifications needed to begin work. Refunds are governed by our Refund Policy.

6. Acceptable Use

You may not submit photos that are unlawful, infringing, or that depict people without their consent, and you may not use our services to misrepresent a property in a way that misleads buyers.

7. Disclaimers

The Site and services are provided "as is". We do not guarantee any particular sale price, time on market, or listing outcome. Staged images are illustrative representations of a space, not a statement of the property's actual condition or contents.

8. Limitation of Liability

To the maximum extent permitted by law, our total liability arising out of the Site or the services is limited to the amount you paid us for the order giving rise to the claim.

9. Changes

We may update these Terms. Continued use of the Site after an update means you accept the revised Terms.
